Conveniently situated exactly in the triangle of Avenue Victor Hugo, Avenue Kleber and Rayond Poincar, this lovely Paris duplex apartment is in the neighborhood of the Arc de Triumph, Champs Elysées and the Trocadéro. This apartment is in quiet and safe neighborhood with lots of restaurants, cafés, supermarkets and shops carrying international labels along the prestigious avenue Victor Hugo and just a walking distance to many interesting places. This 2-storey apartment (raised ground floor and first floor) measures 100m²/1075 sq ft with 2 bedroom and able to accommodate up to 5 guests.
The building

This apartment is located in19th century limestone building composed of a beautiful marble wall in the entrance hall dating from 1880. The building is very secure with a door code on the street, an intercom or key to get to the main door of the building and then another security door.

The apartment

The apartment has been repainted and refurbished in 2010 and occupies 2 floors so there is privacy and quiet for everyone. The apartment consists of two bedrooms on the 1st floor with a ensuite-bathroom that is equipped with a brand new shower à l'italienne and downstairs there is a beautiful open sky kitchen and a 25 m2 living room and dining room with 2 large windows giving on a quiet courtyard with a tree. The apartment has parquet wooden floor. In spite of the apartment being on the busy rue Lauriston; it remains calm and silent, as it is on the courtyard.

Two bedrooms

The 16m2 main bedroom consists of comfortable queen size bed, a brand new large cupboard, chest of clothes, lights and lamps. The window opens up on a quiet courtyard with a tree for a very good night sleep. The other 12 m2 bedroom has two single beds with an attached bathroom with a very large douche à l'italienne. The toilets are separate. Both bedrooms have direct access to the toilets. Bed linens, towels and hair dryer are provided.

Living/Dining room

The dining/living room has two large windows which make it bright and sunny. The living room carries two sofas one opens into a bed for two, a rectangular coffee table, cable TV and telephone line operational with a prepaid card. There is a dining table with 4 chairs. There are 6 extra folding chairs in a cupboard in you need more.

Kitchen

The brand new kitchen 12m2 with skylight window is fully equipped with electric stove with hob, electric oven, refrigerator, freezer, micro-wave, washing machine, dryer, dish washer and a complete set of kitchen utensils and crockery. There is a breakfast table for 6 in the kitchen and two high stools on along the bar as well.

Bathrooms

There are two new bathrooms and two toilets. One bathroom is completed with a shower upstairs and another one has a shower downstairs.

The first toilet is upstairs and is accessible from the corridor and the second one is downstairs.

Heating

Electric heating, adjustable in all rooms.

Internet

Wi-fi internet connection is available at the apartment.
